It is one of Berlin’s most distinctive and sought-after residential addresses: the Stralau peninsula. KAI ahoy! Inspired by its immediate waterside setting, the Potsdam-based architectural practice Axthelm Rolvien has developed a design language as fluid and dynamic as the rippling waters of the Spree that surround Stralau.
The three new buildings are slightly elevated and arranged like a traditional three-sided courtyard around a shared green garden. KAI cascades down towards the waterfront in terraces. Expansive views across the water are part of the concept.

Surrounded by water – and yet only minutes from Boxhagener Platz, Ostkreuz or Alexanderplatz: the three contemporary KAI buildings reflect the peninsula’s distinctive atmosphere and translate it into an architecture of light, water and landscape.

Water as the architectural rhythm setter

KAI makes a distinctive yet understated addition to Stralau’s waterfront silhouette. The sculpted, staggered façade language lends the buildings their elegant maritime character. Defining features include generous balconies and loggias, as well as wide floor-to-ceiling windows in light-coloured timber, many arranged around corners to create magnificent views across the water and the green surroundings.
Just as much care has gone into the outdoor spaces as into the three closely related KAI buildings. Seating steps, ornamental grasses, flowering plants and evergreen shrubs enhance the soothing atmosphere of the ensemble as a whole.
